General Property Inspection

The Buyer’s Advocate team are all ASHI Certified Inspectors, the highest designation given to ASHI members. We abide by the Standards of Practice and Code of Ethics for ASHI and the state of Illinois. All of our inspections are conducted by at least two inspectors, allowing us to inspect systems that require more than one person to accurately test and to speed the inspection process for busy clients. We inspect the following structures and components as part of our Home and Commercial property inspections:

Residential Inspections

Residential inspections are essential for properties already on the market. We work in teams of at least two inspectors to identify visible deficiencies in the following areas: home exterior, roofing, plumbing, electrical, HVAC, insulation, ventilation, and fireplaces. Residential inspections protect your valuable investment in your new home by finding deficiencies now, instead of after you’ve moved in.

Pre-Listing/Seller’s Inspections

Pre-Listing/Seller’s Inspections

Before putting a property on the market, we recommend scheduling a Pre-Listing or Seller’s inspection to identify any defects that are going to require repairs or service before potential buyers perform their own inspection. Correcting these issues and making recommended improvements before listing the property can speed up the process of closing with the buyer and increase the likelihood of receiving the asking price.

11th Month/Builder’s Warranty Inspections

11th Month/Builder’s Warranty Inspections

Certain materials and work are often covered by a one-year warranty against defects. Before this warranty on new construction expires, we recommend an inspection to verify that no issues have arisen in the time since the final walkthrough. This inspection will allow owners to have the builder correct any defects while they are still covered by the warranty and will not have to bear the financial burden of the repairs.

While newly constructed buildings may seem like a safe investment, it is important to evaluate the condition of these properties before purchasing them. It takes many people and trades to build any structure from the ground up, and a mistake at any step can leave a property with defects that can be expensive to correct down the road. By scheduling a New Construction inspection before the final walkthrough with the contractor, issues caused by poor quality materials or negligent workmanship can be corrected before they grow into larger problems.

New Construction Phase Inspections

New Construction Phase Inspections

Phase Inspections allow us to evaluate and report on the ongoing process of constructing a new building. Standard Phase Inspections occur at three points during the construction. The first inspection occurs before concrete is poured to ensure that the building’s foundation is free of defects. The second inspection takes place after the building has been framed and before interior walls and insulation are installed. The third inspection happens after construction is completed and examines the finished building.

Radon is an invisible, radioactive gas that is a proven carcinogen. This gas is undetectable except through professional testing. Our Radon Testing will determine if high levels of this deadly threat are present in the property so that owners can take measures to mitigate the problem.

When defects are found in the original home inspection, it is vital to follow up on any repairs that had to be made. Our Re-Inspections examine these repairs to make sure that the initial issue was corrected and that the workmanship is of a high enough quality to meet the owner’s needs. The safety of the drinking water in any building is of the utmost importance. Scheduling a Water Test with us allows our clients to make sure that their water is free of contaminants and safe for any occupants to drink.
